Ramsey Commissioners have submitted an ambitious planning application that could transform a long-vacant brownfield site in the heart of the Isle of Man’s northern town into a modern social housing development featuring 30 new apartments.

A New Chapter for Albert Road

The proposal, designed by McGarrigle Ayre Architects, calls for two separate apartment blocks containing 30 two-bedroom units on the land between Albert Road and Albert Terrace. The site, which formerly housed the Albert Road Junior School before its demolition over a decade ago, has remained undeveloped for years — a situation the Commissioners are now working to address.

The development would also include 45 parking spaces, a significant consideration for a town center location where parking demand continues to grow alongside Ramsey’s evolving residential and commercial landscape.

Close Woirrey and Albert Road: A Combined Vision

The plans go beyond just the former school site. Ramsey Commissioners have been working since 2022 on a broader brownfield redevelopment project that also encompasses the former Close Woirrey sheltered housing site. Together, these adjacent plots represent one of the most significant social housing opportunities in the north of the island.

The project reflects a growing recognition across the Isle of Man that brownfield sites — previously developed land that has fallen out of use — offer some of the best opportunities for delivering much-needed housing without encroaching on greenfield areas or the island’s cherished countryside.

Why This Matters for Ramsey

Ramsey, the Isle of Man’s second-largest town, has seen increasing demand for affordable and social housing. The town’s population has remained stable in recent years, but housing stock has not kept pace with need, particularly for smaller households and young families looking for modern, well-located homes.

The Albert Road site’s central location makes it particularly attractive for development. Situated within easy walking distance of Ramsey’s shops, services, harbor, and transport links, the new apartments would offer residents convenient access to everything the town has to offer — while freeing up larger family homes elsewhere in the community.

The Planning Process Ahead

The application is now with the Isle of Man’s Planning and Building Control division for consideration. As with all major planning applications on the island, there will be a public consultation period during which local residents and stakeholders can submit their views.

This is not the first time the Albert Road site has been the subject of development proposals. Plans for a 65-space car park on part of the land were previously explored, but the current proposal for residential development represents a more comprehensive approach to making productive use of the site.

The housing need in Ramsey and across the Isle of Man continues to be a priority for local and national government alike. Projects like this one, which make creative use of existing brownfield land in sustainable town-center locations, are likely to remain central to the island’s housing strategy for years to come.

Residents interested in learning more about the proposal can view the full planning application through the Isle of Man government’s planning portal, where details of the architectural designs, site plans, and environmental assessments are available for public review.
